Where Do Your Tax Dollars Go?

Many citizens believe their entire annual property tax payment goes to the City of Evans to fund essential municipal services and critical maintenance to our public infrastructure network; however, that is simply not the case. Your annual property tax statement accounts for the total tax obligation to all taxing entities that provide services to the Evans community. The property tax statement is broken down proportionately to each taxing entity based on their approved mill levy.

Taxing entities in Evans include Greeley – Evans School District 6, Weld County, Evans Fire Protection District, Aims Community College, City of Evans, High Plains Library District, and Northern Water. Some properties in Evans also have an additional tax for the West Greeley Conservation District. For those properties located within a metro district, they will also have an additional property tax levied by their developer, not the City of Evans.

Residential Scenario

Excluding taxing entities such as the West Greeley Conservation District and an established metro district, the tax statement for a residential property with an appraised value of $372,000 in Evans looks as follows:

Authority Mill Levy Tax Amount
School District 6 47.090 $25,165.80 x 0.047090 = $1,185/06
Weld County 15.956 $25,165.80 x 0.015956 = $401.55
Evans Fire Protection District 15.500 $25,165.80 x 0.015500 = $390.07
Aims Community College 6.305 $25,165.80 x 0.006305 = $158.67
City of Evans 3.536 $25,165.80 x 0.003536 = $88.99
High Plains Library District 3.179 $25,165.80 x 0.003179 = $80.00
Northern Water 1.000 $25,165.80 x 0.001000 = $25.17
TOTAL 92.566 $25,165.80 x 0.092566 = $2,329.50

In the residential scenario, the owner’s annual property tax obligation is $2,329.50, which is the total due for all taxing entities combined. The total amount of property tax revenue that is allocated to the City of Evans equates to 3.8% of the total amount due; therefore, instead of $2,329.50 being paid to the City of Evans to support the delivery of essential municipal services and critical maintenance to public infrastructure, a house in Evans with an appraised value of $372,000 contributes $88.99/year. The remaining property tax revenue, approximately 96%, is allocated to taxing entities outside of the City of Evans.

Commercial & Industrial Scenario

Similar to the residential scenario, excluding the West Greeley Conservation District, the tax statement for a commercial or industrial property with an appraised value of $1,000,000 in Evans looks as follows:

Authority Mill Levy Tax Amount
School District 6 47.090 $270,000 x 0.047090 = $12,714.30
Weld County 15.956 $270,000 x 0.015956 = $4,308.12
Evans Fire Protection District 15.500 $270,000 x 0.015500 = $4,185.00
Aims Community College 6.305 $270,000 x 0.006305 = $1,702.35
City of Evans 3.536 $270,000 x 0.003536 = $954.72
High Plains Library District 3.179 $270,000 x 0.003179 = $858.33
Northern Water 1.000 $270,000 x 0.001000 = $270.00
TOTAL 92.566 $270,000 x 0.092566 = $24,992.82

In the commercial and industrial scenario, the owner’s annual property tax obligation is $24,992.82, which is the total due for all taxing entities combined. Similar to the residential scenario, the total amount of property tax revenue that is allocated to the City of Evans equates to 3.8% of the total amount due; therefore, instead of $24,992.82 being paid to the City of Evans to support the delivery of essential municipal services and critical maintenance to public infrastructure, a commercial and industrial property with an appraised value of $1,000,000 contributes $954.72/year. The remaining 96% is allocated to taxing entities outside of the City of Evans.
